No. First Front Door and KFIT are open to everyone. Keys to Equity requires minority or first-generation status โ€” but "first-generation" simply means your parents never owned a home.
My spouse isn't on the mortgage. Does their income count?+
Yes. All programs use household income โ€” everyone living in the home counts even if not on the mortgage. Only exception: children enrolled full-time in college.
What does "forgiven" mean? Do I ever pay it back?+
Forgiven means the money is yours โ€” you never pay it back as long as you meet the conditions. Keys to Equity: day one. First Front Door & NJ Housing: 5 years. Philly First: 15 years. KFIT/K-Flex: 10 years. Selling or refinancing early may trigger partial repayment.
